Client Spotlight: The Self Storage Vault

In the New York City metro, self storage comes in high demand and at a high price. The Self Storage Vault is aiming to meet these needs at an affordable rate, offering luxury, high-security self storage to New Yorkers, with a new build in the Long Island community of Brightwaters, New York and another under way a bit further east in Bellport, New York.
“The demand for storage in the New York metro is huge. There is a lot of competition, and we’re finding that, to set ourselves apart, we have to do a lot of things differently. Our goal is to keep customers for a long time and give them a high quality, trusted experience,” said Jim Petrocelli, co-owner of The Self Storage Vault. “In this market, the price of space goes up rapidly. We’re looking to set a one-year guarantee on pricing, or something of that nature, so that clients aren’t blindsided by rent increases. We’re exploring rent guarantees to give our customers a better experience and a more trusted rate.”
Ray Giusto, co-owner of The Self Storage Vault, added, “we believe there is a niche for an upscale, high-end facility that really emphasizes customer relations and a positive overall experience.”
Recently constructed in December 2016, the Brightwaters, New York facility offers 30,500 square feet of high-security, 24-hour surveillance storage with 200 lockers and over 400 units, as well as full climate control, keyless entry, and a roomy, industrial-size elevator. Another facility is currently under construction in Bellport, New York, with plans to open in the summer of 2018. The new facility will feature approximately 80,000 square feet of storage with over 1,000 units, featuring drive-up access, 24-hour surveillance, climate-control, and remote monitoring, as well as approximately 2 acres of outdoor storage for vehicles, trucks, RVs and boats.
“At the new Bellport facility, customers will have guest access to cameras for remote monitoring. They’ll be able to view their storage unit or vehicle from their smartphone anywhere in the world,” said Petrocelli.
“We were brainstorming on what we could offer that was unique, and pharmaceutical storage was an exciting new choice to us. It was an addition on our already privatized building,” said Petrocelli. “We provide access to utilities required to support whatever equipment they might be bringing in, such as lighting and power.”
The Self Storage Vault team utilizes PTI EasyCode for digital gate access and storEDGE facility management software, Rental Center™, and marketing websites to run the Brightwaters facility. With Brightwaters exceeding its projected occupancy goals, Petrocelli considers their technology tools integral to the success of the high-security facility, and plans to continue to utilize PTI and storEDGE for future developments.
